Tenant Portal
Paying Rent
Rent should be paid according to the terms listed in your lease agreement. Tenants are responsible for submitting payment on time and using the approved payment method provided during move-in or onboarding.
If you have a question about your rent amount, due date, payment method, or account balance, please contact Discover Property Management before the due date so we can assist you.
Maintenance Requests
If something at the property needs attention, please submit a maintenance request as soon as possible. Clear details help us respond more efficiently.
When submitting a request, please include:
Property address
Description of the issue
Photos or videos, if helpful
Best contact information
Whether the issue is urgent or routine
For emergencies involving active water leaks, loss of heat or cooling during extreme weather, electrical hazards, or safety concerns, contact us immediately through the emergency contact method provided in your lease or welcome materials.
Move-In Information
At move-in, tenants should carefully review the property condition and report any existing concerns within the time period stated in the lease or move-in packet. This helps create a clear record of the property’s condition at the beginning of the tenancy.
Tenants should also confirm utility setup, parking instructions, trash service, access codes, keys, remotes, mailbox information, and any property-specific rules.
Property Care Expectations
Tenants are expected to care for the property in a clean, safe, and responsible manner. This includes reporting maintenance issues promptly, keeping the home clean, following lease terms, respecting neighbors, and avoiding damage caused by neglect or misuse.
Examples of tenant responsibilities may include replacing basic items such as light bulbs or air filters when required by the lease, keeping the property free of trash, preventing clogged drains, maintaining approved pet behavior, and following all community rules.
Community & Property Rules
Some properties may be located in communities with additional rules related to parking, trash, pets, noise, guests, amenities, gates, lakes, golf courses, or exterior appearance. Tenants are responsible for following all property rules, lease terms, and applicable community guidelines.

Move-Out Information
Before moving out, tenants should review their lease, provide proper notice if required, clean the property, remove all personal belongings, return keys and access devices, and provide a forwarding address.
A move-out inspection may be completed after possession is returned. Any unpaid rent, cleaning charges, damages beyond normal wear and tear, missing items, or other lease-related charges may be handled according to the lease and applicable law.
Vacation Rental Guest Support
For guests staying in a managed vacation rental, please refer to your booking details, check-in instructions, house rules, and property guide. Our team is available to help with access questions, property concerns, maintenance needs, and general guest support during your stay.
If you experience an urgent issue during your stay, contact the support number or message channel provided in your reservation materials.
