Owner Onboarding Process

Our owner onboarding process is designed to make joining Discover Property Management simple and organized. We gather property details, review goals, confirm services, collect access information, coordinate photos and listing needs, document maintenance preferences, and prepare the property for professional management with clear communication from the start. These are the steps that Discover Property Management will follow to ensure that your onboarding experience is stress free.

Initial Owner Consultation

DPM meets with the owner to understand the property, rental goals, expected timeline, income expectations, and any concerns.

Property Information Collection

We gather key details, including address, square footage, bedrooms, bathrooms, appliances, utilities, HOA/POA rules, access information, warranties, and known maintenance history.

Management Agreement Review

The owner reviews and signs the DPM long-term rental management agreement, outlining fees, services, responsibilities, communication expectations, and approval limits.

Property Walkthrough & Condition Review

DPM completes a walkthrough to evaluate condition, safety, cleanliness, needed repairs, curb appeal, and rent-readiness.

Maintenance & Make-Ready Plan

Any required repairs, cleaning, lawn care, painting, appliance issues, or safety items are identified before marketing the property.

Rental Pricing Recommendation

DPM reviews the property, local rental demand, comparable rentals, condition, location, and amenities to recommend a strong but realistic monthly rent.

Photos & Marketing Preparation

Once rent-ready, DPM coordinates professional photos, writes the listing description, and prepares the property for online marketing.

Listing & Tenant Screening

The home is marketed to prospective tenants. Applications are reviewed using screening criteria such as income, rental history, background checks, credit, and references.

Lease Preparation & Move-In Coordination

Once approved, DPM prepares the lease, collects deposits and first rent, confirms utilities, and schedules the tenant move-in.

Ongoing Management Begins

DPM handles tenant communication, rent collection, maintenance coordination, inspections, owner updates, and monthly reporting.
